Sample fixed-fee guide

Conveyancing

Sample legal fee from £1,200 plus VAT of £240 (£1,440 including VAT).

What the sample covers

Illustrative standard freehold purchase: file opening, contract review, enquiries and completion work.

What is outside the scope

Searches, Land Registry charges, tax and any other third-party costs would be itemised separately. Leasehold, lender or unusual-title work may need a different scope.

These figures demonstrate a website layout. They are not an offer of legal services. Timing and costs would depend on the individual matter and a written scope.

Key stages and timescales (sample)

  1. Instructions and identity checks: 1 week
  2. Contract pack review and searches: 2 to 3 weeks
  3. Enquiries, mortgage offer and your report: 3 to 4 weeks
  4. Signing and exchange of contracts: 1 to 2 weeks
  5. Completion: 1 to 2 weeks after exchange, then registration at the Land Registry

A typical sample purchase takes 8 to 12 weeks from instruction to completion. A chain or a slow reply to enquiries can make it longer.

Likely disbursements (sample)

  • Search fees: £250 plus VAT of £50 (£300 including VAT)
  • Land Registry registration fee: £150, no VAT
  • Identity check: £10 plus VAT of £2 (£12 including VAT)

Sample total from £1,902, including VAT of £292. Stamp Duty Land Tax depends on the price and your circumstances, and is not included.

Who does the work (sample)

Day-to-day work: a conveyancing solicitor, qualified six years, who handles residential sales and purchases.

Supervision: Eleanor Vale, Managing Partner, a solicitor for 18 years who leads the property team.

Wills

Sample single will from £300 plus VAT of £60 (£360 including VAT).

What the sample covers

Illustrative straightforward single will: a discussion, one draft and a signing appointment.

What is outside the scope

Trusts, complex circumstances, tax planning and additional documents are outside this sample scope and would be quoted separately.

These figures demonstrate a website layout. They are not an offer of legal services. Timing and costs would depend on the individual matter and a written scope.

Sample fixed-fee guide

Uncontested probate

Sample limited grant application from £1,000 plus VAT of £200 (£1,200 including VAT).

What the sample covers

Illustrative straightforward application using information supplied by the personal representatives.

What is outside the scope

Full estate administration, tax work, disputes and third-party charges are excluded. A written estimate would follow a discussion of the estate.

These figures demonstrate a website layout. They are not an offer of legal services. Timing and costs would depend on the individual matter and a written scope.

Key stages and timescales (sample)

  1. Gathering details of the estate and the will: 2 to 4 weeks
  2. Preparing the application and any inheritance tax forms: 1 to 2 weeks
  3. Applying for the grant: 9 to 14 weeks, set by the probate registry

A typical sample application takes 12 to 20 weeks from instruction to the grant. Slow replies from banks and other organisations can make it longer.

Likely disbursements (sample)

  • Probate application fee: £300, no VAT
  • Five extra sealed copies of the grant at £1.50 each: £7.50, no VAT
  • Notices to unknown creditors: £200 plus VAT of £40 (£240 including VAT)

Supervision: Daniel Ashcombe, Partner, a solicitor for 15 years who leads wills, probate and estate planning.
